Newer Homes, Bigger Loads
Census estimates put about 67% of Jenks homes as built in 2000 or later, with a median build year of 2006 (U.S. Census ACS 2020–2024). Newer houses usually make installation easier because they have 200-amp service, panel space and gas nearby. But they also tend to be bigger, with two AC systems, so the sizing conversation matters more.
Two AC Systems
A house with an upstairs and a downstairs unit can still be covered by a mid-size generator if the transfer switch manages the condensers, starting one and then the other or shedding one when needed. Ask installers to show how load management would work in your house versus simply quoting a larger unit.
HOA and Placement
- Many Jenks subdivisions have HOA rules on outdoor equipment, screening and noise. Get approval in writing before the pad is poured.
- Side-yard spacing between homes can be tight. The installer must meet manufacturer clearances from windows, doors and vents.
- Exercise runs are short, but set them for midday on a weekday so neighbors are not surprised.
Low Ground and Sump Pumps
Houses on lower ground near the Arkansas River or with basements sometimes depend on sump pumps. A pump that stops during a storm outage is exactly when water arrives. Put the sump circuit on the essentials list.
Prices
Installed ranges of $6,000–$11,000 are typical, with bigger units at $9,500–$24,000 (HomeGuide). Details are in the cost guide.
Permits
Jenks handles its own building permits. Your installer should pull electrical and gas permits there and schedule the inspection.
